Dear Shareholder,

On behalf of the Board of Directors of A.F.P. Mutual Water Company, we are pleased to invite you to our Annual Shareholder Meeting, to be held on:

Saturday, March 14, 2026
9:00 a.m @  Alpine HOA building

At this meeting we will review the company’s operations, financials, and most importantly, discuss the water system improvements recommended by our engineering firm. Our system currently serves 222 active metered property owners using four ground wells and a 210,000-gallon storage tank.  It is over 50 years old and many components are now beyond their useful life.

The Board and our engineers will present the scope and projected costs for essential upgrades, including:

  • Installation of a new storage tank
  • Drilling and development of a higher producing well
  • A new filtration system

These improvements are critical to ensuring long-term reliability, regulatory compliance, and water quality. Because the estimated cost of these upgrades significantly exceeds current reserve funds, discussion regarding the proposed financing options is necessary.

Your participation and input as a shareholder are vital as we plan for the future of our water system.

Corral Well Update

Date: 8/9/2018 On 8/10/18, AFPMWC's Well/Pump contractor will be attempting to pull the electrical cable and column pipe to ground level so that the remaining column pipe and pump/motor assembly can be pulled out, inspected and any needed repairs/replacements can be done. If this attempt is successful, then the well pipe and pump/motor assembly can be re-installed, flushed and sampled and then put back into service. If all goes well, then potentially the well could be back in service by 8/17/18. Which means the Stage 3 water restrictions could be lifted. Currently the remaining 3 wells are keeping up with the demand and there is sufficient water in the storage tank for fire protection. Stage III Water Restrictions Update

Stage Three in Effect Date: 08/03/18 Stage III Restrictions On 07/19/18 AFPMWC's Corral Well suffered a mechanical breakdown underground in which the column pipe, which supports the pump/motor, broke apart. This sent 260 feet of column pipe to the bottom of the 600 foot well casing. AFPMWC currently has four (4) wells which operate to provide water in Tract 3423 for domestic use and Fire Protection. The current production from these wells is 160 gallons per minute (gpm). The loss of the Corral well represents approximately 40% of the current production. This factor, in addition to run time restrictions of two (2) of the other wells, is the reason for the implementation and notification of Stage III water restrictions. Due to the column pipe being broken down the well casing, the column pipe will have to be "fished" out of the casing before the column pipe can be replaced. A well video service company performed an initial inspection of the well and discovered that the electrical cable that powers the pump/motor assembly has fallen down the casing and is laying tangled up above the pump/motor assembly. AFPMWC is currently working with a well/pump service company to have the "fishing" and repair work completed and the well up and running as soon as possible.
